LLP signed a 12-year, 24,200-square-foot lease at the Perry Brooks Tower.
The international law firm is moving from the One American Center, which is also downtown. Strasburger & Price operates a number of Texas locations; as well as others in New York, Washington D.C. and Mexico City.
“The space is a perfect fit for Strasburger,” said Luke Wheeler, associate vice president at Transwestern. The firm wanted to stay downtown, he said, and the new location at at 720 Brazos St. provided efficient space a block from Congress Avenue.
“Overall, we have seen interest and leasing activity pick up the first half of 2011, and I expect it will continue to improve."
The deal brings the Perry Brooks Tower to 42 percent occupancy. Capital Commercial Investments Inc. purchased the 12-story, 134,638-square-foot property in 2009. It was built in 1953 by Commodore Edgar H. Perry.
Capital Commercial recently finished renovations of both the interior and exterior of the building, bringing it to full Class A status. All the while, owners said they maintained the historical essence of the original structure.
John Hanly with Commercial Real Estate Solutions represented Strasburger & Price in the deal, and Luke Wheeler and Brandon Lester with Transwestern represented the landlord.
